November 2011. 2011 has been an extremely busy year and prices are up across the Montreal island, in all price ranges and building types-condominiums, townhouses, houses .Our out of town buyers are surprised that the Montreal real estate market is so strong especially since what is happening world wide, but nonetheless are pleased to find huge variety of housing types , styles and neighborhoods. In Westmount (which encompasses Montreal's luxury real estate market) at this time, there is very little the market under $1.8 Million and the buyers appear to be out numbering the sellers! WE NEED SELLERS WHO WOULD LIKE TO TAKE ADVANTAGE OF THIS HOT MARKET!
On Montreal 's West Island Westmount Realty has listed the least expensive waterfront property for sale in Beaconsfield,Baie D'Urfe,Pointe Claire and Senneville the market right now - at $1.695 Million, this Beaconsfield waterfront resort like property for sale is a real deal and we expect this property to be sold shortly.
We also have had the privilege of listing a gorgeous renovated and restored heritage property on Montreal`s South Shore in Vieux-Longueil (currently conditionally sold). We were able to obtain full page exclusives in two well read Montreal Newspapers- the Gazette and La Presse.
December 1, 2010 It's been a busy year for us at WestmountRealty as we have been involved in a number of sales where we have brought serious buyers to properties (thus we cannot advertise "sold" on other agents' listings). Our sales were in Westmount and Montreal including 3 sales at Habitat 67. Buyer confidence and market conditions seems to be steady as the average Westmount house in 2010 is now priced at $1.245 Million Dollars compared with $1.15 Million Dollars in 2009 (source Andy Dodge).
We also welcome David De Santis to our team. A former architect wtih over 25 years of experience in the real estate industry, including the development and acquisition of commercial properties, David is a senior adviser to Westmount Realty.

March 12th, 2010 The unusually warm , sunny weather with little snowfall we have had this winter seems to have been one of many factors in the continuing active robust Montreal and Westmount real estate markets. As in the fall, everything from first time buyer to luxury multi-million real estate is moving quickly. Buyers are realizing that they have to decide quickly once they find something that interests them.
Some of our friends have noted that we do not seem that busy judging by the number of listings that we have . Please note that we have concluded a number of harmonious home sales by representing buyers. We seem to have serious buyers that we have attracted through our marketing efforts including this website and through our personal connections. Thus we - when we act as selling brokers- are not allowed to advertise that we have sold a specific property-only the listing broker can say that. (This is the protocal for all real estate brokers). All to say, yes, we are happily busy and well.

Also continuing positive consumer confidence is maintaining high levels of real Montreal and Westmount real estate sales and interest.
November 6, 2009 Following is taken from REM News ( a newspaper for Canadian real estate agents and brokers) "Global real estate markets are showing tentative but growing signs of stabilization, says a report by Scotia Economics. 'Real home prices increased in a number of major developed economies in the second quarter of 2009 including Canada,Australia and the United States' says Adrienne Warren, senior economist, Scotia Economics.....'Financial market conditions, incl. rebounding global equity markets and an ease in in credit constraints, are also becoming more supportive. A significant amount amount of worldwide excess production capacity will keep a lid on inflationary pressures for some time to come, allowing monetary authorities to keep short-term interest rates at historically low levels and very supportive of housing market activity'.
This does seem to correlate with our increased real estate activity in the luxury Montreal and Westmount real estate markets as well as the first time home buyer Montreal and Westmount real estate markets.
October 24, 2009 Several multi--million dollar sales are in the works so the luxury market of Westmount real estate is selling. Also we note that there are less new listings on the market while there are still plenty of potential buyers searching for the right home so note to potential sellers- you don't have to wait for January to list our home, the time is right whenever you are ready! When the seller are ready, the buyer will come!
October 2009 - The Greater Montreal Real Estate Board has posted the busiest September for Montreal real estate ever and the Westmount houses priced between One and Two Million are finally selling! As usual, homes that are fairly priced and present well are being sold within a few days of being on the market.

September 2009- Westmount and Montreal real estate markets are quite active, mainly due to the low interest rates for mortages, positive news in business and summer like weather! There are many sales for properties in the lower price ranges (i.e.under a million) while the higher priced properties (i.e. over a million) are starting to move again. It appears that in the multi-million dollar range some Westmount sellers are patiently waiting for their price while some Westmount buyers are patiently waiting to find their perfect home. Despite this, there are matches thus sales being made! We also are seeing a fair amount of out of town buyers moving to Westmont and Montreal... The Westmount and Montreal real estate markets remain as interesting as ever!
June/July 2009 - The Westmount and Montreal real estate market tradtionally slows down after Victoria Day (this year it was May 18th) but because we had a slow start in January/February markets there are still many buyers looking...and buying....
